20ft vs 40ft Shipping Container: Which Size Is Right for You?

Almost every container buyer starts with the same question: 20ft or 40ft? It's the most important decision you'll make, because the two sizes behave very differently — in cost per square foot, in delivery requirements, and in what you can actually do with them.

Here's the honest version of that decision, from a yard that sells more than 350 units a year.

The Short Answer

Buy a 20ft container if you need secure storage on a tight site, a single-room office or cabin, or a unit that must fit a standard driveway. Buy a 40ft container if you have the space and clearance, because it delivers roughly 2.3× the volume for ~1.7× the price — the best cost-per-cubic-foot in the industry. If neither fits perfectly, start with the size that matches your site, not your ambition: a 40ft unit you can't place is useless.

Note the payload quirk: the 40ft officially carries slightly less weight than the 20ft because the longer frame has more of its own mass. For storage purposes neither limit matters — the average car is under 5,000 lb and a single axle of heavy equipment rarely exceeds 20,000 lb.

Cost Per Square Foot: Where the 40ft Wins

At current depot pricing, a new 20ft runs about $30 per square foot of floor. A new 40ft runs about $22.70 per square foot — roughly 25% cheaper per foot. Even used vs used, the 40ft is consistently the better deal per unit of space.

The catch is delivery. Freight is charged per mile for the truck, not the unit, so a 40ft doesn't cost noticeably more to ship than a 20ft over the same distance — but it demands 100 feet of straight-line clearance versus 60 feet for a 20ft, plus 14 ft of height clearance for the tilt-bed. A long, straight, hard-surfaced approach is a hard requirement, not a suggestion.

When to Choose the 20ft

  • Tight sites — gates, curbs, canopy heights and short driveways that can't take a 40ft approach.
  • Single-purpose rooms — one office, one studio, one secure equipment shed.
  • Off-grid cabins and ADUs — 160 sq. ft. (high cube) is genuinely livable for 1–2 people.
  • Multiple-unit layouts — two 20fts side by side with a shared wall can outperform one 40ft with better room separation.
  • Resale and relocation — 20fts are transported and placed noticeably easier, and they hold resale value well.

When to Choose the 40ft

  • Warehousing and bulk storage — palletized goods, inventory, equipment, vehicles.
  • Workshops — room to move around machines and materials.
  • Home conversions — 320 sq. ft. (high cube) per unit is the standard container-home module.
  • Two-room offices — a single 40ft conversion yields 300 sq. ft. of finished space.
  • Best value per cubic foot — when space is cheap and square footage is what you're buying.

The High Cube Factor

Both sizes are available as high cube units at 9'6" tall (+1 ft, +13–15% volume) for $500–$1,550 more than standard on new units. If you're converting to living or working space, that high cube premium is one of the best values in this industry — full standing height changes everything. Realistically, most 40ft home and office builds we sell start from high cube shells.

What Buyers Regret

The two most common regrets we hear: buying a 20ft when a 40ft would have fit (six months later they're stacking a second container), and buying a 40ft without measuring the route (the unit arrives, and the street simply can't take it). Measure the approach from the road to the pad — including gate openings, power lines and tree canopies — before you pay a deposit.

Bottom Line

Match the container to the site first and the budget second. If a 40ft can physically reach your pad, it's almost always the better purchase. If it can't, a 20ft — ideally a high cube — is the right call, and it'll still serve you for decades.
